Floor Finishes

The 3 Types of Floor Finish Choosing the right finish depends on your timber, lifestyle and preferences. We recommend water-based or OSMO for most Perth homes, but we offer all options so you can make an informed choice. Why We Recommend Water-Based and OSMO These finishes stay clearer, smell less, cure faster and are easier to live with — especially in Perth's climate. Solvent-based is available for clients who prefer the traditional warm amber look.

Timber Staining & Black Japan

Black Japan — The Premium Dark Floor Black Japan is experiencing a revival in Perth. The dramatic, deep-toned finish transforms Jarrah, Marri, Wandoo and Tasmanian Oak into gallery-quality dark floors. Popular in Japandi, industrial and modern heritage homes across City Beach, Mount Pleasant, Fremantle and Subiaco. We use OSMO 3590 Black — a superior alternative to traditional Black Japan stains. Unlike spirit-based stains that sit on top of the timber, OSMO penetrates the grain, producing a deeper, more natural result that can be spot-repaired if scratched. OSMO Colour Range — 120+ Shades OSMO offers over 120 unique colours through their Oil Stain and Polyx-Oil Tints ranges. From white wash to charcoal, honey to graphite — we can match any interior design vision. Custom colour mixing is available for architects and designers who need exact colour specifications. Why OSMO Staining? Repairable: Spot-fix scratches without sanding the entire floor — the #1 advantage over traditional stains Food-safe certified: EN 71.3 certified, safe for kitchens and children Breathable: Microporous finish that moves with your timber in Perth's climate High coverage: 1 litre covers approximately 30m² Low VOC: Safe for families and pets during application Staining Process Staining is applied after sanding and before the final protective coat. The timber must be properly prepared — any remaining old finish, contamination or uneven sanding will show through the stain. This is why professional preparation matters. We recommend a site visit to assess your timber species, condition and discuss colour options in person. The $110 assessment fee is credited to your job if you proceed. Common Staining Questions Will Black Japan show scratches? Dark floors show dust and light scratches more than natural finishes. We recommend satin or matt OSMO topcoats (not gloss) and felt pads on all furniture. The advantage of OSMO is that scratches can be spot-repaired without re-sanding. Can you stain any timber species? Yes, but results vary by species. Jarrah takes Black Japan beautifully. Pine and Tasmanian Oak produce a more uniform dark tone. We show you samples during the site visit. How much does staining cost? Staining is quoted as an add-on to the sanding and finishing scope. Every floor is different — book a site visit for an accurate quote.

Engineered Board Installation

Australian Native Species Available We work with the finest Australian native engineered timber boards, each offering unique character and warmth: Blackbutt: Clean, contemporary look with a light honey tone. Excellent hardness rating. One of the most popular choices for modern Perth homes and extensions. Spotted Gum: Striking colour variation from pale brown to deep chocolate. Strong natural grain patterns. A statement floor for feature rooms. WA Jarrah: Rich red-brown tones unique to Western Australia. Engineered Jarrah brings heritage warmth with modern stability. WA Marri: Distinctive gum veins and warm colour variation. A true WA native that adds character to any home. Tasmanian Blackwood: Deep golden brown with chocolate streaks. A premium, highly sought-after species for luxury interiors. Tasmanian Oak: Light, warm tones ranging from straw to reddish-brown. Versatile and popular for both traditional and contemporary designs. Why Engineered Timber? Engineered timber boards are constructed from a real timber veneer bonded to a multi-layer plywood or HDF core. This construction provides: Dimensional stability: Less expansion and contraction than solid timber — critical for Perth's dry summers and wet winters Wider boards available: Engineered construction allows wider planks (up to 220mm+) without the cupping risk of solid timber Underfloor heating compatible: The stable core handles temperature variation better than solid timber Sustainable: Uses less old-growth timber per square metre than solid boards Can be sanded and refinished: Quality engineered boards with 3-6mm wear layers can be sanded multiple times Our Installation Process Professional installation is critical for engineered timber performance. Our process includes: Subfloor assessment and preparation Glue-down or floating installation depending on substrate and product Expansion gap management for seasonal movement Optional on-site sanding and finishing for a seamless, custom result Supply and Install or Install Only We offer both options: Supply and Install: We source premium Australian native engineered boards from trusted suppliers and handle everything Install Only: If you have already purchased your boards, we provide professional installation and finishing Get a Quote Every installation project is unique — room layout, subfloor condition, species choice and finish all affect the scope. Engineered Timber Floor Sanding

Can You Sand Engineered Timber Floors? Yes — if the wear layer is thick enough. Most quality engineered timber has a 3-6mm real timber veneer that can be sanded 1-3 times over its lifetime. Thinner veneers (under 2mm) may only tolerate a light screen and recoat. We measure the wear layer during the $110 site visit before quoting any work. What We Look For Wear layer thickness: 3mm+ is ideal for full sanding. Under 2mm needs careful assessment. Bond integrity: The veneer must be firmly bonded to the core. Delamination risk increases with age, moisture damage, or poor-quality products. Installation method: Glued-down engineered floors sand better than floating installations. Floating floors can move under the sander. Previous sanding: If the floor has been sanded before, there may be less veneer remaining than expected. Engineered vs Solid Timber Sanding The sanding process is similar but requires more precision. With solid timber, there is typically 15-20mm of sandable material. With engineered, you may have only 3-4mm — every pass counts. Our operators are experienced in controlling sanding depth on engineered floors. Finish Options Engineered timber responds well to all finish types — water-based polyurethane, OSMO hardwax oil, and solvent-based. Water-based is our most common recommendation as it preserves the natural colour of species like Blackbutt, Spotted Gum and Oak without adding amber tones. Common Engineered Species in Perth Blackbutt: Clean, contemporary look. Popular in modern builds and extensions. Spotted Gum: Strong colour variation. Benefits from clear finish systems. Oak: European and American Oak engineered boards are common in premium homes. Jarrah: Some engineered Jarrah products available for heritage-style installations. Pricing Engineered timber sanding is quoted based on wear layer thickness, area, condition and finish choice. Bamboo Floor Sanding

Can You Sand Bamboo Floors? Yes — but it depends on the type. Solid bamboo and strand-woven bamboo (12mm+) can typically be sanded and refinished. Thinner engineered bamboo or click-lock bamboo with a veneer layer may not have enough material for sanding. We assess this during the $110 site visit before any work begins. Types of Bamboo We Work With Strand-Woven Bamboo: The hardest bamboo type — harder than most Australian hardwoods. Requires sharp tooling and careful sanding technique. Can be sanded and refinished multiple times. Solid Bamboo: Horizontal or vertical grain. Standard sanding process applies, but lighter pressure to avoid gouging the softer grain. Engineered Bamboo: Depends on the veneer thickness. We measure before quoting — typically 2-4mm of sandable material. Why Bamboo Needs a Specialist Bamboo is not timber — it is compressed grass fibre. Standard sanding techniques used on Jarrah or Blackbutt can damage bamboo if the operator is not experienced with the material. Common issues include: Cross-grain scratching from incorrect sanding direction Delamination if too much material is removed Uneven finish due to hardness variation between node and inter-node areas Coating adhesion issues — bamboo's natural silica content can affect finish bonding Ryan's Flooring has completed multiple bamboo sanding projects in Perth and understands these challenges. Finish Options for Bamboo Water-based polyurethane is our primary recommendation for bamboo — it provides a clear, hard-wearing finish that preserves bamboo's natural light tone. OSMO hardwax oil also works well for a more natural look. We discuss finish options during the site visit based on your bamboo type and lifestyle. Bamboo Sanding Cost Bamboo sanding is priced as a specialist service due to the additional care required. Every bamboo floor is different — book a $110 site visit for an accurate assessment and written quote within 48 hours. The fee is credited to your job if you proceed.
