Engineered Timber Floor Sanding Perth — Specialist Service
Engineered timber flooring combines a real timber veneer over a stable multi-layer core. Many engineered floors can be sanded and refinished — but the wear layer thickness determines how many times and how aggressively. We assess before quoting.

Can You Sand Engineered Timber Floors?
Yes — if the wear layer is thick enough. Most quality engineered timber has a 3-6mm real timber veneer that can be sanded 1-3 times over its lifetime. Thinner veneers (under 2mm) may only tolerate a light screen and recoat. We measure the wear layer during the $110 site visit before quoting any work.
What We Look For
- Wear layer thickness: 3mm+ is ideal for full sanding. Under 2mm needs careful assessment.
- Bond integrity: The veneer must be firmly bonded to the core. Delamination risk increases with age, moisture damage, or poor-quality products.
- Installation method: Glued-down engineered floors sand better than floating installations. Floating floors can move under the sander.
- Previous sanding: If the floor has been sanded before, there may be less veneer remaining than expected.
Engineered vs Solid Timber Sanding
The sanding process is similar but requires more precision. With solid timber, there is typically 15-20mm of sandable material. With engineered, you may have only 3-4mm — every pass counts. Our operators are experienced in controlling sanding depth on engineered floors.
Finish Options
Engineered timber responds well to all finish types — water-based polyurethane, OSMO hardwax oil, and solvent-based. Water-based is our most common recommendation as it preserves the natural colour of species like Blackbutt, Spotted Gum and Oak without adding amber tones.
Common Engineered Species in Perth
- Blackbutt: Clean, contemporary look. Popular in modern builds and extensions.
- Spotted Gum: Strong colour variation. Benefits from clear finish systems.
- Oak: European and American Oak engineered boards are common in premium homes.
- Jarrah: Some engineered Jarrah products available for heritage-style installations.
